What is a trust sale?

A trust sale is the sale of real property held in a living trust, carried out by the successor trustee named in the trust document. Because the trust already holds title, no probate court is required, and the sale proceeds much like a conventional listing.

What is a probate sale in California?

A probate sale happens when someone dies without a trust holding the property. The court appoints a personal representative, and the home is sold under court supervision. With full authority under the Independent Administration of Estates Act, a Notice of Proposed Action is usually enough. With limited authority, the sale must be confirmed at a hearing where other buyers can overbid.

How long does probate take in Los Angeles County?

Typically nine to eighteen months from opening to closing the estate. The property itself can often be marketed and sold much earlier, so families are rarely waiting the full period before receiving proceeds from the real estate.

Do I need to be local to sell an inherited Burbank property?

No. I regularly work with heirs and trustees in other states and other countries. Documents are handled electronically, I coordinate vendors on the ground, and I send photo and video updates throughout. Mandarin-language communication is available for family members who prefer it.

Can we sell the house as-is?

Yes, and often you should. Estate buyers expect as-is condition. I typically recommend a clean-out, landscaping refresh and safety repairs rather than a renovation, because that combination returns more than it costs and a remodel usually does not.

What if some heirs want to keep the property?

That is a real option worth pricing out honestly: carrying costs, property tax reassessment risk under Proposition 19, deferred maintenance and how a buyout would be funded. I will lay out both paths with numbers so the family is deciding on facts rather than assumptions.

How is a horse property valued differently from a regular home?

Usable flat acreage, permitted stall count, barn and arena quality and trail access carry more weight than square footage. A standard automated estimate cannot see any of those, which is why online valuations are often far off in Burbank Rancho.

What does it cost to work with you?

Consultations, written value opinions and pre-market strategy carry no fee. Brokerage compensation is agreed in writing before listing and is paid from proceeds at close. If you do not sell, you owe nothing.
