A trusted advisor and Rancho neighbor
I have provided real estate services since 2014, and I have lived in Burbank Rancho for nearly twenty years. This is the neighborhood where I walk my golden retriever, Bodhi, attend community meetings, and organize events for neighbors. That daily familiarity informs how I advise clients about individual blocks, trail access, lot utility, and the features Rancho buyers actually value.
Before real estate, I practiced law. That background still shapes my work: I read contracts closely, anticipate issues early, explain the available options, and approach each transaction as a fiduciary responsibility rather than a sales exercise.
Why trust and probate
Most people meet a real estate agent when they are excited. My clients often meet me when they are exhausted. A parent has passed, a trust has named them successor trustee, and somewhere in the paperwork is a house that now has to be dealt with while everyone is still grieving.
I gravitated toward this work because it rewards the parts of the job I actually enjoy: explaining things clearly, coordinating a lot of moving pieces, and being the calm voice when a family is not feeling calm. Becoming a Certified Trust & Probate Specialist formalized what I was already doing — understanding trustee authority, probate procedure, court confirmation and overbid, disclosure exemptions, and the tax questions that need to reach a CPA before anyone signs anything.
Serving Mandarin-speaking families
I work in Mandarin Chinese as well as English. In practice this matters more than it sounds. California trust and probate procedure is difficult enough in your first language. When a parent or a beneficiary is more comfortable in Mandarin, being able to walk them through authority, timelines and proceeds directly — rather than through a relative translating on speakerphone — changes how a family experiences the entire process.
Burbank, and the Rancho in particular
I am based in Burbank and focus on the Rancho district, the city's equestrian neighborhood of large parcels, stables and bridle paths bordering Griffith Park. It is a neighborhood where long family tenure is normal, which means estate sales are a regular part of the market rather than an occasional exception. Knowing both the zoning particulars of horse property and the mechanics of a trustee sale turns out to be an unusually useful combination here.
